It copies the successful development model of the same name in Bangkok in which the Company initiates its residential development model in the form of “Empire” which consists of diversity in the variety of housing styles such as “Townhomes”, “Neo Homes”, and single detached houses that are situated in the same location. Our project in Chiang Rai will start with the “Golden Town” brand which is a development of two story townhomes in the price range of Baht 1.7 – 3 million. This townhome project was opened for reservation mid last year. During the first two days of the reservation it captured sales of Baht 500 million. This convinces us that there is still a demand for low-rise developments in Chiang Rai. The Company, thus, further expanded its additional development projects as planned by launching another development and naming it “Golden Village”. This “Golden Village” development includes single detached houses and “Neo Homes” in the price range of Baht 3.69 – 10 million, totaling 98 units, worth Baht 480 million. The unofficial reservation was launched toward the end of last year, and received better-than-expected market acceptance, as usual. The reservation amount reached over Baht 320 million. This success was due to the complete utilization functions offered to homebuyers that provided needed solutions for their life styles as well as the expected quality of life. The characteristics of this project in Chiang Rai that are more outstanding than other developments include a large lake (the first ever built in Chiang Rai),   a grandiose and luxurious common area with natural ambiance, a swimming pool, tennis courts, and a garden that covers an area of over 20 rai. The special features include it being the first project in Chiang Rai that is situated on the main street with two entrances from Phahon Yothin Road and from Airport Road. Even though the project is situated near the airport, there is no disturbing noise. The project is also close to Big C Supercenter. Ready to launch 2 more housing developments in Chiang Mai and Chonburi

      Mr.  Apichart Hengwanich added that “GOLDENLAND can be deemed as starting its marketing in the provincial areas in mid-2017.  Since then there has been a steady continued growth in its provincial sales. Up to now the Company has 8 provincial projects worth around Baht 6,900 million.

 

      Last year, there were 6 new launches. Each new launch in the provincial area creates a new phenomenon of homebuyers queuing to make reservations, which echo the similar experiences as the launching dates of the Company’s projects in Bangkok. Some projects, such as in South Pattaya, were also sold out on the launching dates.

 

      Our strategy remains focused on further penetration of the provincial markets, particularly in the main cities. The prime locations are the key element of consideration in acquiring land for development. The selected locations are close to the city with full and complete conveniences that suit the life styles of the target customer groups, at competitive prices. This year the Company plans to launch 2 new projects in Chiang Mai and Ang Sila Chonburi. These two new projects are situated on the land site of the Company’s existing developments. Thus, they can be considered as additional projects in the provinces that the Company is already operating. Our first project in Chiang Mai is located in Charoen Muang area on Super Highway Road. This project is not a large size project only consisting of 131 housing units. The new project to be launched in Chiang Mai will be located at Kad Ruamchok and it can be said that the project is considered being “Townhomes in the location suitable for a condominium project”. This project will be fully equipped with a clubhouse and a swimming pool, and situated on a 37-rai piece of land, with 398 housing units, worth over Baht 1,200 million. The project is expected to be well-received in the market, as usual.

 

      In the past year, we recognized the sales revenues of Baht 937million from our projects in the provincial markets. This year we target for our sales revenues of Baht 2,200 million, or a 126% increase from the past year. We viewed that there remains a continued demand for new residential units in the provincial areas, though the growth in such markets will not be too noticeable. The fact that GOLDENLAND is entering into provincial markets and still receiving this warm welcome can be marked as satisfying, and will enable the Company to step forward with caution and steadiness”.
