          Goldenland revolutionizes the real estate market again, by introducing its new innovation, known as “Neo Home”, to its semi-detached houses, under the concept of “beautiful, complete, worthwhile, and close to the city”. This innovation provides a needed solution to urban living as evidenced by being “sold-out” in the first three projects only two days after they were launched. This year the Company plans to launch 6 more projects, with a total value of Baht 7,000 million. It set a sales target for the “Neo Home” at Baht 5,900 million.

 

          Mr. Pawarun Udomsiri, Managing Director - Townhome and Semi-Detached House Project Development, Goldenland Property Development PLC, or Goldenland disclosed that “If we talk about a semi-detached house, many of us will think of Goldenland and its remarkable market revolution that transformed old-style semi-detached houses into new products such as our “townhome”, an innovative residential product for quality living. Now, we are ready to revolutionize the semi-detached house market again with our “Neo Home”.

 

          In the past, old-style traditional semi-detached houses used to be small with a modern design, but did not emphasize on a beautiful and luxurious appearance. It only had standard bedrooms, bathrooms, and a kitchen, all of which were provided in the basic layout. This made semi-detached houses plain products with no attractive features and uninteresting.   Semi-detached houses therefore, are not well received by homeowners, and have a limited market share of only 11% from the total housing unit market. Today Goldenland is ready to revolutionize the semi-detached house market with its “Neo Home”. In order not to confuse its homebuyers with the old-style traditional semi-detached house, Goldenland has given the new innovative semi-detached house the name of “Neo Home”. The new name notifies the homebuyers of the new era of semi-detached houses, and encourages them to forget the image of the old-style traditional semi-detached houses. New housing design for both interior and exterior in 2 European styles; English style, and Italian style, both of which provide a sense of grandiose and luxury that outdo their sales price. The color choices are picked to match the housing style. The structure and windows appear in European style. Decorative materials such as decorative stone, stucco, and wrought iron balconies are offered as an extra compared to the average modern style semi-detached houses. 

      2. More Complete

A “Neo Home” is a more superior choice to a townhome and a semi-detached house. It is comparable to a single detached house with full functions and facilities for quality living. Other than the necessary functions such as a living room, a dining room, parking spaces, and a garden, there other special functions offered such as a prayer room, a laundry room, a “laundry glass house”, a bed room for elderly family members, upstairs living room,  3 upstairs bedrooms each with an attached bathroom. The ceilings for the first and second floor are 2.7meters in height. The high ceiling provides an airy and comfortable feeling. Materials choices are also of high quality.

          Around the end of 2017 the Company launched its “Neo Home” for the first time at the “Golden Neo Ladprao-Kaset Nawamin” of which the launching results were as expected. The Company sold out the project on the second day of the reservation period. In the past year the Company launched 5 more “Neo Home” projects; two of which are in the Bang Khae and Sathorn locations which were also sold out on the second day of their respective reservation period.

 

At present there are 6 “Golden Neo” projects that provide “Neo Home” innovations, the total development value is Baht 6,514 million. They are:

 

Next Step with 6 New Projects

          This year the Company prepares to launch 6 new “Golden Neo” with   a total combined value of Baht 7,000 million. In the second quarter of this year, the Company will introduce its first project in Chaengwattana-Muang Thong area. It is a project within the “Golden Empire Chaengwattana” development. This development comprises of 3-4 housing projects. The “Neo Home” units in this development are designed in the English style. The “Neo Home” project is situated on a 31-rai plot of land, consisting of 156 units with a total value of Baht 1,143 million. The Company plans to open 2 more projects in the third quarter and 3 more projects in the fourth quarter.

 

          The Company set its sales target for its “Neo Home” units at Baht 5,900 million, an increase of Baht 1,857 million, or a 106% jump, from the past year. The semi-detached house market has a limited market size, and it is not easy to do marketing. In the past there has not been any real estate company that can claim its success in this market, thus, it is a challenge for the Company to seriously penetrate this market.
